Ogun Industrial Zone Links Road Investments to 35,000 Jobs and Growing Property Activity

Road improvements around the Ogun-Guangdong Free Trade Zone

The Ogun–Guangdong Free Trade Zone (OGFTZ) has linked road infrastructure investments around its industrial hub to the growth of commercial activities and employment opportunities in Igbesa and neighbouring communities in Ogun State, with more than 35,000 direct and indirect workers reportedly engaged across its operations and supporting businesses.

The zone's chairman, Halfsat Odunwole Tafawa-Balewa, disclosed that OGFTZ hosts more than 100 registered enterprises and supports an estimated 10,000 direct jobs and 25,000 indirect jobs.

Located in Igbesa, within Ado-Odo/Ota Local Government Area, the industrial hub has become an important source of employment and commercial activity for surrounding communities.

Tafawa-Balewa identified the 10.25-kilometre Oba Adesola–Igbesa Road as a major infrastructure project supporting industrial operations. The road was constructed through a public-private partnership between the zone and the Ogun State Government.

The project also includes a 4.5-kilometre road extension into the host community, while the zone periodically rehabilitates internal roads as part of its corporate social responsibility initiatives.

Road Infrastructure Supports Industrial and Commercial Growth

Improved road access has eased the movement of workers and goods into the industrial hub, strengthened connections with surrounding communities and encouraged businesses to establish or expand along the corridor.

The benefits extend beyond companies operating within the free trade zone. Businesses in transportation, retail, hospitality, logistics and property development have also gained opportunities from the increased movement of people and commercial activities.

The Oloja-Ekun of Igbesa, Oba Abdul-Azeez Oluwatoyin Akinde, said the Oba Adesola–Igbesa Road had improved the community's economic prospects and encouraged business expansion.

He pointed to the growth of commercial establishments along Oba Adesola Market Road, particularly filling stations and other businesses that have emerged as accessibility improved.

The monarch also identified further infrastructure investment, including work relating to the Atan–Igbesa–Badagry Expressway, as important to the area's continued commercial development.

Growing Business Activity Creates Opportunities for Property Development

The expansion of industrial activity and improved road connectivity have increased demand for supporting services and commercial establishments in Igbesa and neighbouring communities.

The zone's activities have created opportunities for property developers, particularly in areas serving industrial workers, businesses and logistics operators. Improved access can make locations more attractive for commercial developments, warehousing, hospitality facilities and residential accommodation.

However, the extent to which these opportunities translate into sustained property investment will depend on the availability of supporting infrastructure, reliable electricity, water supply, security and effective land administration.

The growth of industrial employment can also increase demand for rental accommodation and other housing services as workers move into host communities. This creates opportunities for residential development, but also places pressure on local infrastructure and public services.

Security and Public Services Remain Important to Sustaining Growth

Despite the economic opportunities associated with the zone's expansion, the Oloja-Ekun of Igbesa warned that population growth and increased commercial activities require corresponding improvements in public services.

He called on the Ogun State Government and other stakeholders to strengthen security arrangements in the community to protect residents, businesses and investors.

The appeal highlights the importance of coordinating industrial development with wider community infrastructure. Roads can improve access and encourage investment, but sustained economic growth also requires safe communities and reliable public services.

For Ogun State, the experience around the Ogun–Guangdong Free Trade Zone illustrates how industrial investment and transport infrastructure can reinforce one another, creating opportunities that extend beyond factory operations into surrounding commercial and property markets.

The long-term impact will depend on whether infrastructure improvements, employment growth and private investment are matched by adequate housing, security and essential services for the communities supporting the industrial hub.
