FHA Cracks Down on Unauthorized Developments in Lagos, Grants 3-Month Amnesty
Lagos, Nigeria – January 23, 2025: The Management of the Federal Housing Authority (FHA) has announced the immediate suspension of all ongoing construction activities within FHA estates in Lagos State.
The directive, which was made public on January 23, affects all forms of construction work across FHA estates located in FESTAC, Ipaja, Abesan, Isheri Olofin, and other areas within Lagos.
Mandatory Compliance for Developers
In line with the announcement, the FHA has mandated all developers to visit the FHA South West Zonal Office, located at 211 Road (near 202 Road), FESTAC Town, Lagos, starting Thursday, January 23, 2025. Developers are required to present the following documents:
Letters of Allocation
Approved Building Plans
Payment Receipts
Proof of Ownership Documents (including Consent Letters in cases of ownership transfer)
Amnesty Period for Regularization
The FHA has granted a three-month amnesty period, effective immediately, for property owners and developers to regularize their documentation and obtain necessary approvals. This window applies to defaulting allottees who have commenced property developments without prior authorization.
The amnesty extends to owners of completed residential and commercial properties—including hotels, restaurants, banks, shopping malls, petrol stations, gas plants, and telecommunications masts—that were built without the appropriate FHA approvals.
Property owners are urged to seize this opportunity to avoid potential sanctions.
Consequences for Non-Compliance
The FHA has warned that strict penalties will be enforced against developers who fail to adhere to these directives within the stipulated timeframe.
