Benue State Launches 1,080-Unit Eco-City Housing Estate in Makurdi

The Benue State Government has launched the construction of a 1,080-unit housing estate in Makurdi, a project designed to reduce the city’s housing deficit and provide more affordable accommodation options. The development, known as Eco-City Estate, was officially flagged off on Wednesday.

Governor Hyacinth Alia, represented by Deputy Governor Sam Ode, said the project demonstrates the administration’s resolve to transform Benue into a modern and competitive state. He encouraged investors, particularly indigenes, to participate in the scheme, describing the estate as a smart investment aligned with global housing standards.

The governor also noted that the dualization of the Wurukum Roundabout, located close to the estate site, will improve access and enhance property values. According to him, land allocations have been made both within Makurdi and in other locations to ensure that Benue citizens benefit directly from the development.

Development Phases and Delivery Timeline

The initiative is being executed by the Benue Investment and Property Company (BIPC). Group Managing Director Dr. Raymond Asemakaha explained that the first phase will deliver 32 housing units, followed by an additional 48 units.

Beyond these initial stages, a larger scheme covering 30 hectares has been planned to accommodate another 1,000 homes. The rollout will take place in phases, with the first tranche of units expected within six months and the remaining units scheduled for delivery over a 24-month period.

The Eco-City Estate is located on the former premises of Benue Brewery Limited, an industrial site in Makurdi. The choice of location reflects a broader push to repurpose underutilized land for modern residential use.

Addressing Housing Deficits in Benue

Dr. Asemakaha emphasized the urgent demand for sustainable and affordable housing in Benue. With accommodation costs rising across Makurdi, the Eco-City project is intended to ease pressure on the rental market while creating new opportunities for investors and prospective homeowners.

He described the project as both a social intervention and an investment platform, noting that early subscribers stand to benefit from capital appreciation as supporting infrastructure improves.

The Eco-City Estate represents a significant step toward addressing Benue’s housing deficit and reshaping Makurdi’s urban landscape. If completed within the proposed timelines, the development will expand access to affordable housing, enhance investor confidence, and position Benue as a more attractive destination for real estate and infrastructure investment.
